House cleaning invoice.
One-off cleans get paid at the door, so the invoice has to be ready before you leave. This one is set up for a move-out or deep clean: the agreed price for the home, the extras added on the day, and nothing the customer didn’t agree to.

How the numbers add up
- The base price comes from the home size the customer gave when booking (2 bed / 1 bath). Move-out cleans cost more than a regular clean because cupboards, appliances and fixtures are cleaned inside, empty.
- Each extra the customer asked for on the day is its own line with its own price, so the $400 total matches what was agreed at the door.
- Extra time is billed in half-hour steps and says what it was for. A named reason reads as fair; an unexplained extra hour reads as padding.
- No tax is charged in this example. Whether cleaning services are taxable depends on your state.
Pricing a one-off clean by home size
Most one-off cleans are booked by bedrooms and bathrooms, because that’s what the customer knows. Put the size on the first line of the invoice (“2 bed / 1 bath”), so if the home turns out bigger than described, the difference is easy to explain.
Keep your own price for each size in one place and use it every time. Customers compare, and a consistent price is easier to defend than one you made up in the driveway.
Move-out, move-in and post-construction cleans
Each type of one-off clean has its own extras. List the ones you did:
- Move-out: inside cabinets, drawers, closets and appliances, because they’re empty.
- Move-in: the same, plus wiping shelves before the customer unpacks.
- Post-construction: fine dust on every surface, paint and sticker removal from windows, vent covers.
- Deep clean in an occupied home: baseboards, door frames, light switches and fixtures that a regular clean skips.
Getting paid on the day
With a one-off customer there’s no next visit to collect at. Send the invoice before you leave and say how to pay on it: card link, bank transfer or cash.
If the customer tips, note it in your own records rather than adding it to the invoice afterwards. The invoice should show what you charged.
Questions and answers.
How is a house cleaning invoice different from a recurring cleaning invoice?
A one-off invoice covers a single visit and is usually paid that day. A recurring client is often billed once a month for several visits. For that, use our cleaning invoice template, which is set up for a month of visits.
Should I send the invoice before or after the clean?
After. Do a final walk-through with the customer if they’re home, add anything they asked for on the day, then send it before you leave.
What if the home was dirtier than the customer described?
Tell them before you start the extra work and agree a price or extra time. Then put it on its own line with the reason, as the example does with the shower glass.
Who supplies the cleaning products, and does that go on the invoice?
Most cleaners bring their own products and include them in the price. If the customer asks for specific products you had to buy, add them as a separate line at cost.
Can I attach photos of the finished rooms?
This free template is text only, so send photos by text or email alongside the PDF. Photos on estimates are planned for the NailQuote iPhone app.
